Saadiyat Island versus Yas Island: a 2026 buyer’s guide

Two freehold islands, two different buyers. Saadiyat prices the cultural waterfront. Yas prices the leisure island, the circuit and the mall. The right one is the one whose resale story you can explain in a year.

Abu Dhabi in the second quarter of 2026

Residential prices were reported up about 17.8 percent in Q2 2026, and office rents about 27.3 percent. End-user demand did the work. Ask which segment, not which average.

Lulu Island and Marsa Al Saadiyat

Two waterfront villa communities moved forward: Lulu Island off the Corniche with Modon, and Marsa Al Saadiyat as the last phase of the Saadiyat plan. Both are launches, not keys.

The strongest quarter on record, Q3 2025

Abu Dhabi posted its strongest quarterly growth on record in Q3 2025. Villa prices were reported up about 11.6 percent year on year, with more than 33,000 homes projected by 2030.

AED 106 billion for new housing communities

Abu Dhabi announced about AED 106 billion for 13 communities and more than 40,000 homes and plots for Emirati citizens. That supply is not the same market as freehold investor stock.

Bayn by Ora, phase two at Ghantoot

Ora prepared a second phase of Bayn at Ghantoot. Treat the date, the plot and the payment plan as unconfirmed until the desk has the launch sheet.

Off-plan drove the 2025 transaction count

Transactions in 2025 were reported around $16.65 billion, with off-plan doing most of the lifting. Primary sales and a home you can walk through are not the same product.

Aldar’s 450 townhomes at Al Deem

Aldar set a launch of 450 townhomes at Al Deem, northeast of Yas, for 12 September 2025. Availability after launch day is a different question.

A pipeline quoted at AED 2.78 trillion

IREIS 2025 closed with a quoted Abu Dhabi project pipeline of about AED 2.78 trillion. A pipeline is announced work, not sold houses.
